City of Edmonton Priority Growth Rezoning Feedback

The City Plan identifies 19 Priority Growth Areas, which are collections of nodes (urban centres) and corridors (main streets) in the redeveloping area of the city (roughly inside the Anthony Henday) anticipated to experience the most near-term growth. One of the identified areas is the 124 Street Corridor.

Wîhkwêntôwin (Oliver) Node and 124 Street Corridor

Not all land within the Wîhkwêntôwin (Oliver) Node and 124 Street Corridor will be rezoned. Per the below map, the City is recommends choosing key sites along Jasper Avenue and 104 Avenue and along 124 Street between Jasper Avenue and 111 Avenue where policy in The City Plan and the forthcoming District Plans supports additional housing. As well as additional rezoning efforts around the future 124 Street Valley Line West LRT stop to support future mass transit ridership.

City of Edmonton Temporary Parking Program Feedback Request

Project Purpose

The City is creating a program for owners and operators of existing surface parking lots within Centre City to obtain a development permit. Site enhancements, such as landscaping and barrier-free parking, would be required to obtain a development permit. 

 

This program will provide short-term opportunities for existing surface parking lots, which may be operating without a development permit, to apply for a temporary permit between 7-10 years. This approach is intended to balance parking availability in the core with the long-term goal of a dense, vibrant area. No new parking lots will be created through this program.

 

Parking lots without valid permits that do not seek temporary permits through this time-limited program would then be subject to enforcement.

 

Proposed Regulations

The program proposes a Zoning Bylaw text amendment to add a new Centre City temporary parking use which includes the following required improvements to enhance the appearance and safety of surface parking lots: 

  • Minimum setback requirements

  • Landscaping, trees, shrubs, planting beds 

  • Pathways (large lots)

  • Vehicle access and circulation 

  • Barrier-free parking spaces

  • Site grading 

  • Lighting 

 

This use will be added to the RM Medium Scale Residential Zone, RL - Large Scale Residential Zone, MU - Mixed Use Zone, Downtown Special Area Zones, and five DC1 Zones.

How Your Feedback Will be Used

Feedback may be used to refine Administration’s report and recommendations. A summary of feedback will be included in the final Public Hearing Report. 

 

Level of Engagement: ADVISE which means the public is consulted by the City to share feedback and perspectives that are considered for projects.
